From talking and reading through a lot of comments on this site I think long term may be the way to go,and going by your experience and the very fact that our house is the first build I think it's the only sensible option for now.

Must start asking for next year if anyone can recommend a good agent to deal with long term rentals in the Rethymno  area.

if you want to rent out your property for holiday or short term lets then it is best not to buy a property that is on a shared plot or part of a complex,  all the owners must be EOT registered. and also agree that that is what they want to do, so if one of your neighbours does not want different holiday makers during the summer then they can veto all your plans

not only does this rule narrow your options but also if you need to sell your property many people will be put off buying if they think that there will be  different residents week in week out throughout the season.
A friend of mine lived here in an apartment of a complex where  others  were let during the summer , it was not a success, people arriving late at night up all hours noisy etc etc.
obviously they were just having fun and enjoying their holiday but it all got too much and she moved out.
this is why everyone must agree to the EOT Registration.
you can of course do long term lets without all the hassle

I think you know the answer to that stalos. As we don't live in Crete we have been using a specialist in Chania. This is not an unusual amount to pay for the service.

That is logical, but doesn't seem to apply, in spite of the Minister for Tourism making all the right noises. In the UK, you could ask your MP to write to the minister concerned and feel as if you were making your point. I wonder if that would work from Crete??

Yes you do. No it is not only for new builds. Our house was built in 2003. Your EOT inspector will tell you exactly what you need to do to get your licence. Be prepared for a long process and a list of requirements.  Smiley
The balcony/balustrade raising exercise cost us over 2000,even though the architect had complied with regulations at the time of building.

When we started letting, an EOT protocol number was deemed sufficient to let while the application was in progress and until very recently pragmatism ruled. Money brought in to Crete by tourists was welcome.
One might think that it would be even more welcome in present circumstances.
The "powers that be" have already extracted several thousand euros from us in this long saga. Let's hope we are nearly there.

As for letting long term, it has crossed our minds, but we rather hoped to spend time in the house ourselves. That was the original intention. We loved this island, and still do.

The already extensive contents of the First Aid Box. Must have the Greek version of insect bite treatment, plus surgical spirit (TCP supplied already), plus some cotton wool (melolin pads supplied). The fact that not one of our guests to date speaks Greek other than the ancient variety, seems irrelevant.

Form to be taken to be witnessed at KEP office.

Last but not least, a criminal record is to be supplied. The fact that I don't have one has to be proven even though I am not here when the guests are. Cheesy
I wonder if the officials concerned have an office "chuff chart" to see who has tgought up the most obscure "requirement of the month" ?

According to the lady who dealing with our application, the final EOT licence will not be granted until the bacony heoght has been raised and photographs taken as proof, then sent to Iraklion.
There comes a point when there is no point in arguing, especially as the UK agency that deals with our house is one of those who [u]do[/u] require EOT.
