Hi everyone, Has enybody had an engineer out to check if there pergolas etc are legal for this latest amnesty, I would be realy interested to read your comments on this, his fees etc.and do we have to ger the lawyer involved.

Im in the process of selling my house and i have had to take my pergola down as its not legal with the new regulations so i couldnt go ahead with the sale until it was removed

Why do I get the impression that one can no longer do anything in the way of improvement or decoration; even of non-permanent structures. Good grief, a pergola!! Is it possible to do anything now to ones home.The Greeks are certainly determined to kill the goose in their attempt to tax the people to death.

As far as I am aware these things never were legal, its just that in the past they turned a blind eye to illegal additions such as pergolas, when a house was sold.
Now the law is being enforced, thats all that's changed.

It never affected locals much in the past, as in general, once they bought a house it stayed in the family for ever.

I know of basements and swimming pools which were covered over for the final inspection of new houses,  the Greeks did nor perceive it to be a problem in the future, as it would never be sold.

We sold our village house a few years ago and the older folk in the village were horrified that we felt the need to move on.

Does anyone know exactly what sort of things count as illegal changes. We built a crazy paving path around part of our property to avoid having to walk on mud in the winter. Does anyone know if that counts as illegal?

dont think so ,but better check ,we have had our villa checked ,by a company in Almerida Creta Services,and found they were very helpful and found out what is ok and what isnt ,eye opening !!!
but they were very helpful and professional, all speak english as well,which helps

I was speaking with a local tradesman this morning about the property tax and then we got onto illegal houses, constructions etc.

He laughed and then said there's not one house on the island which is truly legal.

You might want to consider this when the "illegal house police" come calling and get their name and address so you can tell them you're going to have their place checked out!!

So far as encouraging foreigners to buy property and bring valuable resources into Greece, none of this is going to help. Its just another worry for new comers. There needs to be clear and reasonable guidelines that are closely followed. I guess I am dreaming.

This is Crete I'm afraid and if you wan't to live here you have to adapt. There are no guidelines that are closely followed that I know of. Wink
The rules change from day to day but its still a great place to live. Smiley

Pergolas are permanently covered areas and therefore classed as living space, like covered balconies are. Apparently if not on the original licence, they are usually illegal additions.

We are just finalising the purchase of our house and thought, having paid the fines to legalise the added store-room and the pool which had been built in the wrong direction to the original plans), we were done....but lawyer suddenly remembered the pergola! Fine now paid on that, and architect/civil engineer account paid, "Certificate" showing all illegal bits now legal, with lawyer!
(I won't go into the long explanation as to why WE are having to sort it and not the vendors).

Only if they are hard covered with materials such as wood panels or tiles.

If covered with bamboo, as an example, I don't think they will be illegal ... but it depends also of the man checking the property in Poleodomia  Smiley
